PROJECT SELECTION

Base on the finance investment scale and demand of the investor, SIMDEVELOPMENT will find the project that suit your need, our provide service for the land conveyancing, or work with your nominated solicitor.

FEASIBILITY REPORT

Before the start of the project, our town planner will provide feasibility study for the project, and the development scheme will assist you for allocating the cash flow through the project.

BEGINNING

After you signed the agreement with us, the management service is initiated, For the beginning preparation, we will arrange to set up the project company, bank account, pre-finance assessment and so on.

PLANNING APPLICATIONS

Duration the town planning application stage, our town planner will provide advises for your project, and engaged professional town planner for the project, we will review the town planning drawing, and follow up the proceedings, in that the drawing can be endorsed and comply all council guidelines while catering for market demand of the best-selling result with cost controlled to minimum.

PRE-CONSTRUCTION

Before the construction commence, Tendering will be conducted between all selected builders, the aim is to have the winning bidder offers a market competitive lump sum while capable for the project scale and delivery the splendid quality of the finishes.

PROJECT MANAGEMENT

During the project construction, we will engage professional supervisor/inspector for the quality control of the project.

APPLICATION IS APPROVED

We will coordinate with the local council, so the town planning permit is able to be granted as soon as possible. In case of arbitration and VCAT due to rejection, professional consultant will be engaged to strive for the best outcome.

PROJECT SALES

After the permit is obtained, Client may sell the project with the permit without construction. We will utilize our channel for the client’s best interest of achieving the sale. In other cases, we are also able to arrange the pre-sale for you.
